An EPC rating is between A-G and lasts for 10 years. A is the most efficient rating, with G being the least efficient. In the UK, the average EPC rating is D.

If you’re EPC has expired, and you’re selling or renting a property, a new one will be needed. You can get a new certificate through a domestic energy assessor, or an estate agent.

EPCs allow buyers and renters to see the typical costs of keeping the property warm and the efficiency improvements that can be made. Don’t worry if your home or the one you’re buying has a low rating. The steps on the certificate will explain how you can improve the rating.

Is an EPC a legal requirement?

Yes, EPCs are a legal requirement when buying and selling properties. As of 2018, landlords in England and Wales are required to get an Energy Performance Certificate. The EPC rating for renting a home needs to be band E or above.

Where to check your EPC

You can check to see if you have a valid EPC online by using the government’s EPC register. The register is free of charge to use, and all you need is an address.

Some buildings are exempt from needing an EPC and these are listed below:

• · Residential buildings that are intended to be used less than four months a year.
  
• · Temporary buildings that will be used for less than two years.
  
• · Stand-alone buildings with a total useful floor space of less than 50 square metres.
  
• · Holiday accommodation that’s rented out for less than four months a year or is let under a licence to occupy.
